Your best bet is to consult with a good broker that has experience with business insurance and RE.

If the tree was a straight tall tree that did NOT overhang the property and it fell across the property line damaging your garage then that could be the neighbors liability if they knew or should have known it was in poor condition.

Buy good quality things once rather than poor quality and pay multiple times to replace it.

I've seen great properties get run into the ground by poor operators.
