The second pillar is a good insurance policy as that cover the majority of your exposure.

What you are talking about here is also why many REI are not successful...lack of knowledge of three very important knowledge bases...I refer to them as my "3 Pillars of REI Success".  

I don’t have a great system view of any these states, but some niche knowledge (for instance the three pillars of the Florida economy are: agriculture, construction and population growth).
