Now for how to pick the market, well that's simple.

Meaning, if you take the money only, you would have depreciation recapture from your cost basis up to the original purchase price of the building (not including the land cost because it wasn't depreciable), plus a capital gain up to the insurance proceeds.Hope this makes sense. 

I wouldn't get it tangled up with the operations/financials of the property.

Unfortunately, he got behind on property taxes and was struggling to keep up with maintenance, so the place was in rough shape.

and if you don't have enough money to house hack in San Diego... save up until you do.and if you want to move somewhere else, house hack there. 

Things like touch-up paint, minor trim fixes, and final deep cleaning can often be done while showing the property.
