Even if the owner seems like a really nice person, they will micromanage the builder and not like the specs of the house the builder needs to do, and/or the timing in which the builder gets it done, etc. 

However, there’s a due-on-sale clause risk, so proceed carefully.A lease option (rent-to-own) could also work if you need time to qualify for a mortgage later.

For instance I did it on one of my one bed room apartments because this particular apartment had a formal dining room.what’s a single person or couple going to need a formal dining room for?  

If they’re just using the stove like any normal person would, that’s on us as landlords.

Single family home rentals average $1.61 lease price per square foot nationally if you look at the conglomerates that own thousands of houses. apartments average more than that.

Money has to come from somewhere so where will it come from.issue will be if they increase sales tax it will be regressive tax as those who rent and don't own and have low wages will still pay more for everything.
