The HOA can probably tell you how many of the properties are rentals.As with any condo-type property, check with the HOA for plans for upcoming assessments, like roofs and paving.

He is more than happy to give me all the contact information for everyone who worked on the house, including the roofer (roof put in about 7 years ago), the pavers for the driveway (recently paved but still needs final sealant), and even former tenants who may want to live there again.

Just float a laminate or luxury vinyl in those rooms, click plank vinyl will offer you the best protection against pets since it's not permeable like wood and laminate. take some pictures of the oak to a flooring store and tell them you need something that will compliment it.
