@Patrick Liska the furniture is part of the property and therefore covered under damages in the lease and because they are student rentals, parents are co-signing on our rentals so ultimately a responsible adult is held accountable.

This also means that as a shareholder and sublessee, they own only the furniture and personal property within the unit, but all real property is property of the co-op AND ALL REPAIRS AND MAINTENANCE of the INTERIOR OF EACH is the responsibility of the co-op / HOA.

I agree with Jeff Beard in general on this, because a lot of tenants are not that neat and clean or have way too much furniture, or will have the place in a state of chaos as they are preparing to move.

I'm getting married next month, and have been feeling the pressure to buy a condo, that would serve as a home base for me and my wife when I'm in between international assignments (10 days each 4 months) and would hold me and my wife's things (wedding gifts, furniture etc)My biggest problem is that we would only live in the condo about 20% of year, as we would be traveling abroad as part of my job.
