We are also realtors and we know how to analyze deals but would be hands off on most or all of the projects! 

You think you can't have any other issues pop up that'll cost you most or all of $4k? 

i want to try my first flip in the coming months and i would really love to have some advice and/or referrals for some or all of the following:Real Estate (RE) attorney-RE Accountant/CPA -Contractor's (investor friendly): General, elec., roof etc. for renovations-Local lenders (who maintain their own RE portfolio)- (i have heard the Schertz Bank and Trust is a portfolio lender...are there any others?)

While irs would not let you right off some or all of these expenses, you still,didn't take any distributions out of the LLC.
