@Matthew Posteraro I'm a big fan of starting with the 5% options. 

I recognize that commercial real estate is struggling, with ~30% vacancy in downtown Portland and homelessness issues, but I believe this property’s tenant stability and quality make it a lower-risk option. 

Hard money loans are another option for short-term financing, especially if you're looking at fix-and-flip opportunities.

Stocks again can diversify (and frankly I don't see the benefit in investing in real estate related stocks - there are much better options) Are there any tax benefits?

With a family and kids the best house hack is a house and cottage or duplex option.

There are DSCR lending options in your personal name.

Try to narrow down your options to the top 3-4.

Example; I am invested in a fund that does active option plays on Tesla.

We used the lease option strategy so we would buy properties under market value and we would keep them for only around 3-5 years and then we would sell them and trade them up for more properties with the equity that was created.
