The answer to this question is really a personal one. 

The one I am current using is terrible. 

In my area (DFW), we're seeing that smaller, one-story office is doing well. 

One might even invite you to visit one of their projects to talk about it in detail and give you a peek behind the scenes. 

There are 7 tests of which you must meet one of them.

Now, I'm imaging a scenario when every one of these tenants move out that I'll be paying their entire security deposit + interest even if there are damages beyond normal wear and tear.

@Kevin Hintz It's property dependent, obviously, but last year, I sold one a street back from the beach that they're cash flowing.
