I do work remotely from the home and was also wondering if I could write off the portion of where I use the space as a office on the same home as he’s claiming without causing any flags on the property address.

After that I am using 5% rent increases with 60k renovation in yr1- using 20% down around 8.5% rate, many loan officers keep telling that only 25% down is minimum.. idk- yr1 goal to increase rents w renovation around 60k spend w 5% rent increase (tricky part it probably lot of rent lost while renovating maybe 2-3months) - estimating that yr1 and 2 is negative CF and then projecting positive CF w yearly 5-10% rent increasesAny ideas if this makes sense or not?

I lined up a bookkeeper in May of 2023 and had several months of follow ups with her only to discover in February 2024 that she had had a “life changing family event” and had not been in her office for about 5 months and had never even started my books.

@Ronald RohdeYep, I would be adding the same thickness of slab and only extending the portion of the warehouse only, not any office etc.
