I'm working on getting mine but I occasionally debate with myself on its value considering that I really don't want to get seriously into sales since I already have a full time job.. 

So far that has worked well for me and saved me a lot of time I will still get the occasional no show but for the most part that is the exception. 

They did tell me in advance that their daughter will sleep over occasionally and she is not on the lease.

One still sends out interest payments occasionally.

The instructor is correct, but to be fair, it doesn't matter what scenario you are in - if you buy at the top of the market you're gonna have problems in a variety of ways, be it with a HML, bank, investor, or otherwise.65% is the magic number for us, but occasionally we see deals that do allow up to 70%.  

I have been thinking about getting my license so that I could do my own research and possibly do an occasional listing. 

With that said I typically make it to the Brandon TBREIA, Lakeland Flip savage, PCREIA, and occasionally the exchange meeting, Larry's Monday night meeting, TBREIA main meeting, SERIA, and a few others. 

But I do run into the occasional forum post where (if memory serves) someone says they did.

New dish washers are not that expensive. 

I expect a broken door here or there, the occasional dent, maybe the occasional weird instance of someone causing damage by storing something weird.
