I noticed you are in Austin Tx (I'm in the Ft Worth market as a Landlord, rehabber primarily). 

I used the calculator today and it was adding cashflow during rehab months 🤦🏻‍♀️I also noticed that rent did not increase for years 2-30. 

Off-market deals are the best way to secure a low purchase price, however, finding off-market deals can take some persistence (and luck) Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Be persistent.

Majority of mold complaints are tenants panicking and/or trying to get free rent out of their landlord.If they do get an attorney involved, their attorney will send you a written notice, which will lay out the issues and often tell you to give the letter to your insurance company.Don't bother with this, but you can discuss with your agent.When you or your PMC (or both) receive a legal notice of a case started, that's when you want to get your insurance company involved.Recommend you keep a record of all your communications with your PMC about this issue.

You have to know the landlord tenant code regarding proper notices etc.  

But, of course, they found something to send me a written notice over.It was a handful of small stuff, no big deal.

I tried to evict with denied appeals, and now the code enforcement officer is giving me till December 3rd, however the person is to move out by December 1 per notice from code enforcement and is working with case manager for placement.

Just my 2 cents of what I notice, so if you have experience on those topics share it, and it will pay off.
