I became interested in the BRRR strategy in the summer of 2019, and have been failing miserable at trying to acquire my first property.

It was miserable as far as the HOA went.

All it takes is one TENANT FROM HELL to make your life miserable.

However, in most cases, this miserable example still beats out the stock market.  

I work downtown and while it's still a miserable drive the fact that I've got options is great.

MarketWatch published an article this week indicating the city is one of the top 10 miserable places to live.

Recently all but 2 of my properties have been refinanced to take out appreciation (one had too low an interest rate that I did not desire to refinance and the other I had not owned long enough to have a lot of equity via appreciation to pull out).There are many people who do not succeed in real estate investing (I do not know any that have failed miserably investing in San Diego RE but I know many that have failed investing in other areas). 

I was worried about the eviction process as I figured that it's miserable here in CA.

BUT if you lived together before and did well, you trust him and he won't annoy you or make your life miserable, I think this has a lot of worth.It depends on you really.
