As Jim said pest control is one of those things you better do as the landlord or it’ll come back to bite you ( pun intended ) I cringe when I see posts on how landlords  pat themselves on the back for having the lease state the tenant is fully responsible for pest control .bad idea !

I do not believe timing the market in Las Vegas is a strategy and is more of gamble (pun intended).

Septic tanks, even though they're full of crap (no pun intended), are sensitive things - the bacteria are highly susceptible to overload, bacteria soaps, bleach, chemicals, and other stuff that simply won't break down or will kill off the bacterial load.

Just my guess.Those reading this also should research Phoenix, In the past year the market has really, excuse the pun, heated up and there are bidding wars.

For what it's worth, no pun intended, I believe it's really worth 1.5M.Even with my primary residence, if you go across the main road out of the neighborhood, the same size house is worth 30% less.

i know here in nyc there are tons of properties id love to grab but dont have the equity to get them before the big pockets(no pun intended!)

I looked at doing the Traffic master three years ago and still it is alluring(no pun intended)I have since settled on Laminate because of the durability and look as well as feel.However, I am not adverse to using Vinyl if I can get a high end look.It seems that pop ups can be easily handled with some high quality adhesive.my biggerst concern will be how it wears over the course of a few years
