Reducing rent sets a precedent and can attract price-sensitive tenants rather than those prioritizing quality.Negotiating renewal terms can make sense if tied to benefits like lease length or tenant stability, but always ensure it aligns with your long-term goals.

If you can talk to a local appraiser before the refinance then ask them  what implications on appraisal price a finished basement would have.

Does Hard Money typically cost 30-40% of the purchase price?? 

However if you understand the process already and what you're trying to achieve and just looking for someone to do it for you, then I would search a bit more to price compare and then make your informed decision.
