Amazon and Nike both have large plants in the northwestern part of the city and Memphis is also home to FedEx world headquarters.

These are largely in the suburbs and some markets within the city.

I’m hesitant to pay such a large amount without seeing significant progress, especially given the prior problems.

I recommend people doing a side gig on what they specialize in.I am an accountant and when I worked within large public accounting firms, I had a side gig of bieng an accountant.I had a salary with my employer so regardless of how much more hours I put with them, i would be paid the same. 

I am not seeing any smart smoke detectors on the market that can detect weed smoke (freshair only takes large orders for 40 or more) .

I'm absolutely not interested in leasing fast at all and I'm extremely picky about tenants and I do things like require a large security deposit (even for section 8 renters, I have three of them and love them), don't supply appliances, take my time doing background checks and arranging multiple calls/meetings with potential tenants. 

This market went through a large demand bubble in 2020-2023.

I don't know of a way to avoid that if that's the data format they want to use. 

This is all changing very soon with the construction of the Foulger Pratt's new "WestEnd Alexandria" Landmark mall redevelopment, a new 4 million square foot mixed-use redevelopment, including a new 1.1 million square foot Inova medical center already starting, with completion set for 2028.The development notably won the Red Clay Development of the Year award.On top of the +2,000 healthcare worker jobs the development will immediately bring to the area upon completion, the 120,000 square feet of office space will also bring a large number of jobs to the west end of Alexandria.
