There was two issues:1.

Stock market-  it’s time for a 40 to 50% dive.Whether any or all of these come to fruition as an issue, just one of them would have a significant impact on REI.

A lot of maintenance issues are repeated again and again on all the properties a PMC manages.So, a PMC has pretty good idea of what many issues cost.

of course the sale of hurricane damaged houses also confuses the issue (my house had no such damage but is only about 4 blocks from houses that did).

I haven't had any issues with my tenants either.

This relative to my situation, is a super modest amount of funds.

To avoid issues, hold the property in the trust for a year, ensure the LLC is properly structured, and consult a CPA or 1031 exchange expert to confirm compliance with state and federal tax laws.This post does not create a CPA-Client relationship.
