In terms of improvements on the property, I had a wrought iron gate/fence installed, security cameras, and glass shower doors.

They dropped the offer by $30k and ironically said the air conditioner didn't work. 

So the 'plumber' quickly tore out all the pex (& some cast iron???

The resons people rent a SFR over an apprtment accoring what they tell me at showings:- want privacy / not hear their neighbors through the walls- want a yard, maybe have a dog, would like to have friends over for a BBQ - think lifestyle!

We do have a secured solid wrought iron fence/gate to the alley, so the tenants are secure as long as they remember to lock the gate.I will go ahead and try to contact our council member and see if anything sticks there.

Washington) We are looking for contractors who can do light renovation and we are also looking for specialized contractors: Wrought Iron handrails, AC installers, Concrete, Landscaping and Landscaping Maintenance.

I guess it’s a culture thing  when I worked for a big syndicator in the 80s.. they kept having fires .. turned out some of the folks that came in after the war were using the sink in the bathroom to put coals in it and cook their BBQ right there.. it was a mess and this probably pre smoke alarm days..
