Hi @Joe Tomko The point of utilizing Facebook is to market to your already existing sphere of influence and then expand from there. 

You can easily be more or less involved, and whichever you choose will significantly influence your ROI.

Nothing was signed and there are no legal remedies involved this early in the process, so no harm done should things not work out.It's not fool-proof but it's less risky than most other aspects of REI  There is the rub...YOU may one that isn't hurt but, putting a homeowner through the emotional ringer with your assertions that you are going to save them from foreclosure, put money in their pocket, and increase their credit (Your quotes, not mine) as a selling point, only to back out if your interests wane somewhere in the process, will cause harm.I'm guessing the property must not be in New York or other areas of the state that require you to be a licensed foreclosure avoidance consultant or that, you have a written contract before any consulting services can be rendered (You did say you have nothing in writing if I read correctly).

The good thing is that I know it will be leased, starting September, the bad thing is that I cant influence the rent.

As a mortgage lender, all of our appraisals must be run through a gov mandated "Appraisal Management Company" and we can't have any contact or influence over who takes/picks up the appraisal request.

Though he has more experience with rehabbing this is not something you need to factor in to your answers as it isn't something that will influence or affect our agreement financially or at all.

However - I waned on the project because of the amount of cap-ex and maintenance required.

So far I am only working with a few clients that I have found organically and haven't yet started aggressively reaching out to my sphere of influence or marketing for leads.
