My Insurance Agent has strongly recommended that I put a Construction Agreement in place with my Contractor to shield me from liability, etc. 

Would either of you be willing to explain cost segregation and benefits of using it as an agent?

You want the ability to create your own spreadsheet even if you never do. 

Cold calling, mailers, signs, google/Facebook, RE meetups, RE agents are all ways a whole sales would find deals

I'd done some reading in the past and thought a few of the main Canadian banks had such specialty trust divisions that could help you with plan setup.As for finding investments, networking with other investors, real estate agents, etc. is the way to go.Brian, from what I've heard is that CAN banks  make it extremely difficult to setup. 

It’s likely to at least pay for itself or help the property sell faster.Talk to a few local agents to confirm how much buyers in the area value a garage.
