When we bought our first home I KNEW it was a good deal and we jumped on it. 

The majority of our properties already have DSCR loans on them, are tenant occupied, have been owned for less than a year/have sizable capital gains, are in a high appreciation market, may take a while to sell at market price on the MLS.Are there any loan products, even ones with balloon payments, that would let us access some of our equity in our properties through refinance or a 2nd position loan.

As long as you follow the two-year holding rule and structure the deal properly, you should be able to move forward, but I’d highly recommend working with a tax pro to ensure compliance.Disclaimer: I’m a licensed real estate broker associate in Florida, not a CPA or tax attorney.

BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

And right now the bigger cabins are not a good cash flow play but might be a great equity play when you look back in two to three years.  

People who don't want to put in the work to find deals and network aren't a good fit.

While I don't object to spending money to do one's due diligence, I don't know if $500 is called for when you can get very high quality syndication groups/meetups/information for free.

It's 400 sqft and high end finishes.
