Another had hidden foundation issues, that were obvious from the inside, just not from the outside.You will sign all sorts of lies on the paperwork--you inspected the property, etc.

What do you do when a large investor in your market is discovered to have not disclosed material defects and hidden those defects?

We’ve looked at hundreds of listings to familiarize ourselves and have found about half a dozen gems (light rehabs that would be an all in of 60-70% ARV).

However, we noticed a few redeeming features during our inspections that gave us some hope over the 8 month renovation - 11' ceilings (hidden behind drop ceilings), original heart pine floors (protected under laminate flooring), original fireplaces/mantles, and desirable location (5 minutes to downtown Columbia). 

I will need to talk to a lender for 90,000 just to be safe and homes similar to this in a 10 block radius are all listed at 120,000 and above, if I could shoot for 120,000 (depending on what all I have to do) which is a 30,000 profit bet in actuality I estimate 20,000 with taxes and closing cost and any other hidden fees.

Its all the hidden stuff behind the paint that your NOT seeing that will cost a small fortune if you don't know what your looking at.

If he doesn't want his family knowing he's selling then it sounds like he most likely does have some hidden demons.
