We did look at brokenbow, beautiful area but it looks like there is a lot of competition there now.

@Jay Hinrichs wouldn't eliminating Brokers decrease competition, and access to competitive offerings? 

I did this 10 years ago and pursued a heavy renovation with contractor/tenant.

Like others have said, 40k rehab budget on a property worth 55k would be considered heavy rehab.

You have the right things to analyze here, but STR might be a tall order to do arbitrage unless you have the funds to go heavy on the furnishings.

And, that this return to office will manifest itself first in suburban areas with relatively less competition and shorter commutes for local workers, and that re-absorption of inventory will take a lot of time in urban areas with tons of vacancies.

Alhtough values continue to appreciate, home prices are coming down as competition gets heated with more homes on the market.
