Start hanging out with your local REIA. 

At the end of the day they're the ones that get the lowest hanging fruit. 

I'd try this before hanging it up.

My hope with house hacking was always that I would be able to buy a multi-family property, live in it for a few years, and then move to my own home while hanging on to and renting the multi-family.

It states he is not allowed to put up and hang drapes in any room. 

There are some very good localized mentors that hang around BP and contribute with excellent advice and information on forums, podcasts, and articles.  

Both times, Sherman pulled out just days before closing and left the buyers hanging.

Once you narrow down the area, spend more time hanging out around it (lunch, dinner, walks...). 

They'll probably think it appraised higher but I personally wouldn't want to muddy the water by having that appraisal hanging over the negotiation.
