@Hannah Potter I usually tell investors that the sooner you get a CPA the better to ensure you are capturing as many tax benefits as possible.

If you can provide them endless value and expect nothing in return, sooner or later the concept of reciprocity will kick in and they will feel a need to help you and mentor you. 

Plus, the sooner they sell the property (no matter the price), the sooner they earn the commission.

After a bad tenant, he has decided to sell sooner and will still make a great profit.

As to the price.. buy as much as you can afford where the numbers still look good, and buy sooner than later so your money can start working for you!

If I can it happen sooner than that, I will be happy to make that work.

The reason for this is that the month-to-month tenant will leave the property sooner and thus you will have to come out of pocket to prep the property for the next tenant (i.e. clean it up, repairs, paint, etc.)

If there is one thing that EVERY member of BiggerPockets would agree on, is that EVERYONE wishes they bought properties sooner or earlier in life.  

Start the clock sooner rather than later.
