I knew there were some HML lenders that did OO, but OP credit score “isn’t great” (which likely means it’s poor) and “technically don’t make much money” (which likely means he has little income).i think it is long shot any HML that does OO will take on this risk for what they can legally charge for OO loan.  

The property price was only 100k so things were a lot more informal. send them a cancellation and see what happens.

Nothing wrong with this approach but what you want is a measurable, predictable number of potential deals flowing your way so I wouldn't recommend relying solely on the passive deal search.You may have access to information to help you prospect for these deals on your own.

Another would be you are building other units next door/nearby and you can chalk this build up to the "learning curve".I didn't see a CFO on GLH or GLC's website, but I'm sure you have someone doing this type of financial analysis for your developments?
