Rents have increased significantly but so have housing prices. 

In some homes planting the front or placing pots could increase the curb appeal, in others it could be paint or furniture etc.

And over time, as those assets to make our product we sell had a fixed price, the dollar does not sit fixed, our cost of product increases meaning increased cash-flow.

Out of my 32 properties, I’ve seen insurance rates drop by up to 40% on renewals, and property tax increases are finally slowing down compared to the crazy jumps we saw over the last five years.

If they have, you extend that time to 6 months from date of death.On top of that, every month you delay buying the house, the loan balance is going to increase. 

This is usually done to increase your rental income but it comes with a price as you are finding out.  

I'd have to do some research on the local market to know if this would meaningfully increase the value and the appeal as a rental in the long-term.

With the COVID-era surge in home prices, rapid increases in mortgage rates, and rents not keeping pace, it really has gotten harder to make these deals work.

And this will only increase in my opinion so it's a great time to invest!
