Much of the federal land out here in the west is used as range land for ranchers, oil and gas extraction, logging, mining, military training, recreation and conservation areas, etc. so it's not like it's not being used.

I really have enjoyed @david Greene  keynotes in the past (his market is similar to mine so we have similar mindset) but I suspect that may not happen again (he was at the BPCon).

I want to increase my personal income to help fund a second rental, but my career limits me mainly to remote jobs and gigs.I’m curious if there are any other investors out there that started with a similar skill set to mine, and what other skills they developed to help increase their W2 income and to help build their real estate knowledge and experience?

I've seen investors, including one who I worked with in Austin, comfortably meet the 100-hour rule once they took over management.Funny enough, a friend of mine had a similar deal in Scottsdale a while back, where they had to honor existing rentals.

A friend of mine attended one and found it incredibly helpful..they even walked through actual deals they've closed in the area.Don't overlook online resources either.

Mine was overall, fine for the markets and market cycle I was in at the time, but other people can share some real stories that might help you understand that Section 8 does not reduce the risk of owning a property in anyway.
