Below are some pictures post demo.Second Floor - fireplace in rough shape but the brick overall isn't badFirst Floor - bad lighting, but brick also in pretty good shapeThird FloorSecond Floor - prior to ripping out the header to expose the full window frameStaircaseFacade - Part of Mansard collapsed, but not a big deal as we are replacing this anyways.

We had the utility company come out and find there was nothing wrong with the boiler, we've had the plumber come out and bleed the radiator, our contractor insulated the windows and doors on the first floor, and we even bought the tenant a $200 "Amish fireplace" room heater.

Additionally, the tenant had a lower than normal security deposit of $350 because they painted the entire unit (it does look pretty good).The third issue is the homeowner had the fireplaces removed.

While your at it, cover that brick fireplace to match your final exterior texture (stucco or concrete).IMO it looks like a great So Cal property to rehab with a combo of retro (50-60s) and modern elements, much of which can be done cost effectively.
