What would you do with this fireplace?

We had the utility company come out and find there was nothing wrong with the boiler, we've had the plumber come out and bleed the radiator, our contractor insulated the windows and doors on the first floor, and we even bought the tenant a $200 "Amish fireplace" room heater.

I thought I added the file to the "Fireplace".

Think gas/oil/propane/kerosene furnaces, boilers, water heaters, ovens, fireplaces, gas dryers.

Additionally, the tenant had a lower than normal security deposit of $350 because they painted the entire unit (it does look pretty good).The third issue is the homeowner had the fireplaces removed.

I also need to work on the old fireplace and set it up for a nice gas insert.

While your at it, cover that brick fireplace to match your final exterior texture (stucco or concrete).IMO it looks like a great So Cal property to rehab with a combo of retro (50-60s) and modern elements, much of which can be done cost effectively.
