I feel comfortable doing that. its not legal to  do fractional interest in mortgages  in every state so make sure your up to speed in that regard. 

Speeding is against law, but many  do it anyway.

If speed and ease is more important than rates, I would look at private lending for this.

It would take a lot of time and effort to get someone up to speed that had never done this before.

You could go for lower priced markets that aren't seeing as much growth or go for one of the fastest growing cities in the U.S. like Columbus that still, has deals very well priced compared to other cities.

Currently, Columbus is the fastest growing city in America.Ohio is very Landlord Friendly.

It may not be the fastest way, but it is possible. 

Just passed the House and Senate in Virginia - I am not as up to speed on how the legislative process in Virginia works but my broker and multiple wholesalers that have reached out to me are all under the impression that this starts July 1st and appears to require wholesalers doing 2 or more deals in a year to be licensed.
