I agree with what others above said, that having a reliable, honest and knowledgeable team is the most important thing...more so than perhaps the location. 

I am very involved in our local real estate investor association and agree that in this central Florida market there are an over saturation of STRs as well.

Signing the lease demonstrates they agree to the terms and then you can hold them accountable.If you don't do this, then the person named on the lease and paying the rent could disappear and you would have no legal authority to charge the remaining three for unpaid rent.

I am actually open to hear about other areas in the states, but the general direction is Jacksonville at the moment.I totally agree about the partnership part.That is why I am working with one :) Are you thinking of buying in Jacksonville as well?

@Brice Alef-TorrisiI agree with @Drew Sygit that you do not need separate checking accounts for each property if the ownership is the same. 

I agree that we move on and focus on recovering the lost money and not loose faith in ourselves or legitimate partners.
