Select a larger area that is at least 30 minutes in each direction. with maybe a hand full of exceptions I am pretty sure you would be hard pressed to find a mix that represents the demographic cross section of this country and therefor a wide range of neighborhoods.

It is already leased and cashflowing, all new major systems except the roof which is 4 years old.

I have not seen the home with the exception of the outside.

They could be allowing a tenant to pay rent late each month, and that tenant will be expecting you to make the same exceptions for them. 

They still manage to pay rent on time with one exception where we negotiated a late payment.Bottom line is I’m just tired of dealing with them from the problems, erratic behavior, etc. 

So they are the source for the property identification number, EXCEPT where MLS or lenders are using a Tax Identification Number instead.

I’m a huge believer in never using your own money to buy and I’ve never borrowed from a bank to buy a house except my own residence.

For example, Florida checks all the boxes except insurance costs, which is why we advise our clients to shy away from Florida as it significantly impacts cashflow.   

Now if you're able to do new construction and pull out all your money except 5%, you can scale much faster.I'm building in eastern tennessee and recently got a GC license.
