Call and ask them who they know that you should connect with in 2025.Everything else for most people is low yield.

I would never put in a gas range, oven, dryer or any other consumer product for tenants, because a lot of them are idiots and will kill themselves or someone else.

If no one else is doing it, I'd say chances are is because it is prohibited. 

I know there are things I need to do to analyze if the deal is a good one, like rental rates, Status of the house/infrastructure, amenities in the area but what else should I be thinking of? 

If your CPA replies with anything else than "yes let me run a scenario" find a new CPA who does strategic tax planning.
