Consider that interest rates are now double what they were in 2020 with investment properties (especially a four-plex 6.5 at least) and the new cost of the buildings.

However, when I reviewed the property information on the PVA website, the records indicate it is a 3-bedroom, 2-bathroom property, excluding the 2 bedrooms and 1 bathroom located downstairs.

Others would take that 2/2 and rent out each bedroom to undergraduates, or rent to one and allow sublets. 

They already cancelled many large complex deals or doubled their price for the past few years.

Really cheap to aquire and almost doubles in value after he uses the bobcat to level it out....

My CPA also has an investment we got in with double digits returns that we rolled our IRAs into but you could probably put cash into if you would want to live off of it before retirement age.I would never recommend someone stay in a job they hated just for the money.
