In today’s high rate market, 1% ratios do not cash flow at high LTV in most markets.   50% expense ratio $2550. 80% financed at 7% (OP indicated and does not include the plumbing) P&i $3,332/minth. $5100 - $2550 - $3332 = -$782/month after achieving market rent.

I'm looking to for a personal property for myself, I found a really cheap 1br co-op unit.. this is in New Jersey.. especially in the area wont find single family or townhomes, under 300kThe price of the co-op unit is around 130k, but co-op wants a cash purchase also the fees are $600 a month which are the taxes and HOA feesyou have to live there 1 year before you can rent the property out.. rent for this unit goes for $1600 a month my plans were to live there for 1 year and then rent it out.

I know OP has already passed on this one but I was with @Bob Stevens on this oneI assumed 185K sell price minus 10% or so for commissions and closing costs and wranglingso that's $166,500purchase 90 + reno 40 + closing 12 (I assumed this was points and whatnot on the buy) + 6 hold = 148K all in - 10K contingency 158Kso... 8500 profit or sotoo tight unless i am missing something (like the 12K 'closing costs')
