I know that everyone involved in this type of business is very busy but if there are any of you that are hyped and devoted to what your doing I'm very interested in meeting with you.I usually get to bed early due to my soon to be X job.  

The Cap Rate is established off of prices (or value, which is where it gets hairy).Many people think appraisers use one method for residential and one for commercial, but we are actually required to consider all three methods in every appraisal:  sales comparison, cost approach, and income approach.You can see on the attached sheet, the main "grid" is devoted to the sales comparison approach.  

What I can tell you is that you'll never learn what will happen to you if you buy a house that was deeded over by a municipality with a reversion deed to a developer for low moderate income housing 15 years ago and you improve it and rent at market rates........reading RE investor forums and public blogs or guru videos.If quickly means in a few minutes, or hours, as I bet many do, that doesn't say much to the devotion or interest of someone being very serious about wanting to build a business or profession.      

I also have a short term goal of acquiring my first flip property by December of 2015 and will have 3 months to devote solely to the project to put on the market in the early Spring of 2016.I'm a real people person and would love to get coffee or lunch with anyone in the area to talk real estate, fishing, fitness, or anything else you name it.!

After working for 10 years in the corporate world, I learned the difference between a wage-slave and real wealth and have devoted my efforts to financial independence.  

The charges would get higher for Lonnie Dealers/Community Owners/Retailers who were only doing a low volume of business if the MLB even understood what they were getting into.It would take more time than I am willing to devote to explaining why, but the very few legal and legitimate servicers out there would turn down the chance to service portfolios under $5,000,000.

I am new to investing but have devoted a lot of time in the last few months.

I was a real estate agent about 8 or 9 years ago but found it difficult to devote the time needed to build a successful career with 2 young children and working full time in healthcare.
