Since most furniture was destroyed,  we emptied it and starting renting it long term.  

I wouldn't be married to the idea of it being furnished-college kids will destroy it. 

to add on the tenant issue or holdover owner.. there are laws you need to follow to evict but it becomes an eviction.I have had them leave the homes broom clean.. and I have had them destroy them.. and have hat them deconstruct the home..

Consider what you do for work, and how far you would be driving to get to those locations. if you are working in LA, driving from Palm Desert daily could allow you to cash flow, but your quality of life can be destroyed.

Assuming the existing owner rejects your offer, relationship generally goes south and you seek judicial eviction/ejection, how do you guard against the existing owner destroying the house or stripping it down?

All these people being displaced from their homes in Leilani Estates, even if their home isn't destroyed, it's definitely gone down in value.Does insurance cover any part of this?

We had similar STR destroying regulations proposed in Portland, ME. 

I may have had some negative banter from friends of the previous tenant who destroyed the bathroom.

I'm also worried that if I do start eviction she will try and get back at me (i.e. destroy the property).
