Definitely focusing on offmarket or even on market multifamily homes (minimum 4 units). started off in real estate development last 2 years but the paydays are brutal building then waiting to sell.So now looking to switch up strategies to purchase cashflowing properties and then get back to ground up construction or even possible fix and flips. 

It's pretty cool finding these "diamonds" in the rough...There are two main paths to profit that I follow.  

(and I would definitely support paying the $149 for listing on FF)Beyond FF, Airbnb and ALE, it's going to take time and leg work, and which platform will depend on your market.

and it definitely has felt that way haha, I've been posting it EVERYWHERE.I was drawn to S8 for the slightly above/guaranteed rents and the very long term tenancy.

@Chris Seveney  As an LP in multiple syndications, this year is definitely a horror show.

My father just went into the long term care facility on December 23rd so the circumstances regarding the use of his house have definitely changed.

Definitely open an LLC if you haven’t done so already and once you have a couple under your belt, you will have lenders lining up for your business.

It did need some upgrades, but I'm definitely out of pocket a lot on this one to turn it back into an STR. 

There are definitely options for less than $100k, just depends on how much lower - $75k is doable but less than that gets a liiiiiittle tricky (although still doable in some cases).
