You don't treat the rental operation purely as a business because you live there, eat there, sleep there, have social guests over, spend personal funds furnishing/decorating it, use the same space your tenants do for carrying out the activities of your daily life, etc.

I buy most of my materials at Menards and Home Depot, and flooring sometimes from Lumber Liquidators, but recently discovered Floor & Decor, so I may check them out.Windows generally Jeld Wen, reasonable quality, decent price, Great Customer service, and made here in WIMastercraft doors, Ideal/Clopy garage doorsConco Paint, (its Sherwin Williams Packaged for Menards, and cheaper than the Sherwin store can sell you the same paint for) Same colors for every unit, makes touch up easy, never need to find a code. 

So my wife and I met with the stager/decorator and got some ideas. 

Cosmetic improvements alone, including painting, decorating, and minor repairs, do not qualify, nor does any work that can be done safely with the tenant in the unit. 

Decor recently updated and is being sold fully furnished and rent ready.

This would cover the const, points and when it closed, you'd receive a rent guarantee and decor allowance of 10% back in your pocket, basically 90% loan.

My investor was going to have an "IKEA" decor, especially in kitchens and baths.Anyone doing this already or have an opinion?

He recommended to stage/decorate it with minimum expenses ( for me it happened to be 400$) just to show how you can arrange all different zones including entertaining area, dining, sleeping, office.
