You may want to get pictures of the park to get a better idea and check if there are any invoices of work done in the past.

You'll never know under those circumstances the actual cost of the building, because you can't tell from his invoices how much is actual cost and how much is in his pocket.

Ask the seller to provide real numbers including rent rolls and invoices paid on any work done to the park and structures in the community.

They also have the option of doing ACH through the QuickBooks invoice I email them every month, or just dropping it at the bank.

By the way.... on April 4th, when the title came back, I sent the seller's attorney a commission invoice (it was addressed to the seller but I sent it to the seller's attorney) for the 6% along with a copy of the listing agreement.

I attach each specific invoice to a specific property.

As I bring in valid receipts or invoices for work completed/supplies they will release the funds to pay off those invoices/receipts.
