Setup time to speak to a few of them to learn more about their model and get a feel for how they answer your questions, how they treat you during the call.Be prepared to share your net worth, income, and investment history with them if you want move forward.For the ones you like (after speaking with them), maybe have them send you example investor communications on prior deals so you can see how they communicate to keep investors informed.Once you've narrowed it down you'll want to further evaluate the sponsor Track record, references, etc.Have them present a past deal in detail to try to understand their assumptions, are they conservative, etc.You can use the BP Tenant Screening tool to get criminal and credit history.

I determined through a Google search that both tenants have violent criminal records so I would prefer to remain anonymous (they don't know my name, contact information, what I look like, etc.). 

I think I've read about cases that were criminally prosecuted for doing this.   

Maybe the videos being up longer helps the criminal case or class action somehow, more evidence or something, who knows?

So it’s “fair and equitable” to tell a private landlord that they have to accept those with criminal records as tenants ?

I have seen cars turned into BBQ grills, tables turned into desks, all kinds of things turned into light stands, and so forth.Just because a word or phrase is used for multiple things doesn't mean they are related in the sense that we are criminals because we take an old tire and turn it into a coffee table vs someone who breaks into the DMV and creates fake IDs. 

If you still make a good return, even after splitting some of the net, I don't see what the problem is... as long as there is no criminal, civil, or ethical concerns.I would certainly work his butt of though.

BTW, if they are dirt bags, criminals or cookin up a new batch of chemicals, they won't ever open the door. 

Then we have a criminal who claims obvious bogus ownership and has skipped one and attended the second with nothing but words.
