I doubt as a society we will ever solve the affordable housing problem our country faces, but there are certainly measures that can be taken to make housing more affordable.

Due to the high turnover and increased vacancy throughout the country I would raise the rent, put them on a month to month, and be thankful that you have a paying tenant.

Yes you "pay for convenience" with the build-to-rent REI model, but as a 1st time investor it was an easier path for us to at least get in the game knowing we have kids, jobs, life, etc.
