@Patrick Noel, I don't know how long the two units have been vacant but I would say for a while based off of the correspondence I have had thus far with the listing agent.  

What did you use for your correspondence?

With such a structure the company will pay the corresponding U.S.A. corporate tax rate on net income but you control wether the after tax earnings are retained in the company (and in the U.S.A.) or repatriated to Canada (in the form of a dividend).

I draft all correspondence, rent increases and notices. 

If you are not comfortable submitting your W2's, paystubs etc via email to lender that gives you best rate and APR from zillow, and having little to no correspondence after initial phone conversation, then you might consider mortgage brokers in your area.

This question is more of, "am I entitled" to rent based on our text correspondence. 

I was dealing with multiple people from the company where correspondence was lacking.
