Most fields to become world class at something take 5 to 10 years of consistent work and improvement on a daily basis.Today about 21 years in with commercial real estate I have tons of business and also properties I can purchase.

Many of these "gurus" claim you buy Class D properties and through the "miracle" of S8 rents - make them cashflow.Rarely happens!

The developers are building newer A class properties which leaves them out of the competition for the B-C class properties.

I'd look at B class areas there.

These days, a couple of things seem to be affecting how and where college age students are attending classes.

Many here are most likely in this asset class and have dealt with evictions so they favor a larger guarantee and don't mind a hefty turnover if the tenant stays 5 plus years as the higher grade areas there will be more turnovers than that though the charges will be less per turnover.
