So, yes - there has been an increase in the percentage of wraps called due. 

I think it is great you obtained those lots at that excellent price and want to increase the value. 

I recommend you do this annually to adjust for utility increases and other variables.

They will also help you report and track any capital improvements to the property which helps increase the overall cost basis for your straight-line depreciation.I hope this was helpful in some way.

The increasing barrier to entry results in fewer new STR's coming available for sale, but also fewer options for guests to rent. 

Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.
