John, Nathan, Adam and LamN --Thanks for writing and for your suggestions.Our beef is with the one of our nine owners who will not confront his tenant. 

This is one of the reasons people don't like it, because you are moving two complete strangers (from the tenant perspective) together and there is always a risk for confrontation and issues arising between them.

You need to be non confrontational with the appraiser.

That has led to some interesting confrontations then again we did sell a duplex with off street parking a block away.

.- Folks who are low on cash - Folks who do not trust you to give them security back or had some kind of incidents in the past with another landlord- Folks who caused damage to your apartmentIf they have low cash, ask them to at least pay half rent for the last month, if they believe you wont return them deposit remind them about your great relationship and explain that you do not have any reason to withhold deposit after move-out, for folks who could have caused damage to your apartment I would recommend conducting an inspection ASAP to see if there was damage done and confront them about it asap.

She sent a check for the hours she felt were legit (I know, she should not have, but she is very nice and not confrontational) and since then we are getting emails asking for the rest of the money. 

Managing rentals involves the difficult task of confronting tenants you don't get along with.

Also if you don’t want it and confront them about it being there it will also be an esa so my advice is to get the rent where you want and call it a day but stay current with inspections.  

I will make sure I confront the property manager and amicable end the contract agreement.

It won't do any good to confront them.
