My advice would be not to post the deal on a public forum, but to find a mentor/coach to reach out to.

But most investors use a mentor or coach to be trained, just because it speeds up the learning process so much.

I assume your "coaching" is for profit, and wouldn't you feel bad giving advice to people that, based on your inexperience, might turn out to be flat wrong, especially for money?

Beyond Weathability, look for Certified Tax Coaches as well

If you are solid on investing in residential real estate in that market have you thought about looking for a mentor or coach?

Or how they would coach a new investor (me - I'm the new investor) on funding smartly?

Find a lender that can do it all when it comes to working with buyers, has a team so someone is always available, can close on time, can fix problems quickly when they come up, has the experience to coach you through a deal, has lots of products/lenders to offer and the list goes on.  

The only paid SEO training we have costs $99, and our content pro plan includes free weekly coaching calls, so if you paid $5k or more for an SEO training, it was likely far more than needed to be paid. 

I don't care about being a public speaker, coaching, or trying to build a business with my knowledge.
