Hard money usually doesn’t fund the initial down payment but most of the foreclosures are closed using hard money loans.

I am not in the laundromat industry, so take my initial thoughts with a big grain of salt.  

Initially, maybe not many would be, but for 0.6% commission, maybe a few flippers would take the risk?

I've been wanting to get some advice from people about my specific situation, but there's a lot so I'll try to keep it to the point;In short, I'm wanting to "officially" start my real estate investing journey, making it my source of income - and I'm wanting to do house flipping as my strategy, at least initially.

@Michael Daniel - I'm experimenting with a few "AI" generated sources/lists now and my initial perspective is that they're another source of deal flow, but not much better conversion than other areas including wholesalers, MLS, etc...

it sounds like you had some good initial capital in order to pay 25% of 92 units.

I've read a couple of Brandon Turner's books now and have been getting really into the mindset to start this journey.A couple major items I'm initially thinking of is where to start.

Initially I would become friends with several real estate agents that are familiar with the area you wish to invest in and who are also familiar with the ins and outs of a multi family property. 

I will initially be investing in the Decatur/Huntsville Alabama area.
