Equity: 250k2 Family 3/2 Purchased 2023 475k Currently worth 600k 7.25% Interest Cash Flow -1,100 a month ( I live in one of the these)Equity: 98k ( yes i put 20% down)55k in Stocks mostly apple/vti/qqq 5k Cash (reserved for emergency missed rent payments) in a 4.50% savings accountNo credit card debt no car loansI do have 60k in open credit cards 8k available for no interest for 15 months.I have a 50k Heloc on my 2 family unit at 8% interest 10 year interest only 10 year repaymentSo as a investor what would some of you guys suggest as my next investment move?

I recently did a roof of a 1120’ unit with 2 car garage (I estimate 1500’ including garage).  

This is known as “speculating,” and it isn’t much better than getting in your car, driving to Vegas, and betting all your money at the poker table.

The wholesaler is a salesman , he wants your money , no different than a car salesman .YOU have the control its your money , and he wants it .   

Are there broken down cars in the driveway?

They say they feel unsafe because they think someone else is living there and the other tenant leaves late night about 3am climbs over the fence and gets into a car and comes back before sun cimes up.

I'm honestly surprised, right now our only debt payment is a 857 mortgage, no car payment no student loans no credit card debt, and good credit 740's. she doesn't make just a lot (41k a year) but with the 857 mortage payment, her debt to income shouldn't be much over 25%.

We're looking to build a 3 flat.What is the cost to build a 3 flat and 2-car garage? 

About a year ago I stayed in Saint Thomas at a short term rental and the property had a two car garage and an apartment below it that the “care taker” lived in.
