I heard this directly from their team, it's an issue with the site and it doesn't have the technical capability until they make some significant changes.

Garrett, go to your local lumber, doors, windows, etc. supply store (not a HD or Lowe's, of course) and ask at the front desk if they can recommend someone. 

It provides housing when we have limited supply, it's a good way to find tenants and make friends, and it produces a great ROI (if managed correctly) because the rental income is generally higher.

The area among several others is more than capable - the finish product is far more important once you’ve picked an area that’s proven to perform.I’ve bought 25+ for me and clients in the last 18 months and manage 15+.  

Just a supply and demand thing really.I like pulling the money out with no taxes and then still owning the property so I can take advantage of the principal paydown and appreciation and a little rental income. 

They over sold their capabilities and had issue after issue getting us on boarded. 

There has been a ton of new construction all over Florida, so supply and demand tipped very quickly in 2022-today.

Besides that a good investor agent will come with some built in negotiating tactics on your behalf.For example:  A well known and accomplished agent will be known to work with solid buyers who are capable of closing deals.  

I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies,maybe a recipe book  and even a small book or brochure of how to care of  a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?
